For those able to raise a 20% deposit mortgage applications in Spain are easier than they are in the UK. It is a good time to buy? The pound is 15% weaker than this time a year ago. The 30 per-cent drop in property prices now equals the pound when it was set at €1.45.

Understand the media. Its job is to sell newspapers in a competitive environment. Ambitious journalists know that 'shock horror headlines' sell their stories to editors. Jade Goody, Global Warming, Swine Flu, Recession, Terror Arrests: They are doing their job but it isn't reality. The Land Grab issue effects only those built without planning permission. The same happens in the UK. The Daily Telegraph (June 17) says: "... victims were themselves at fault for failing to research property titles." In June the Spanish media revealed that tens of thousands of illegally built properties have been declared legal." Sadly this will not make British news headlines. In the UK the Land Grab menace known as CPOs (Compulsory Purchase Orders) swallows up entire neighbourhoods offering paltry sums as compensation. 

Go for re-sales or 'distressed sales': the bargains to be had are truly amazing as are the mortgage deals. Spain is still better than Britain by far; you get much more for a lot less. Remember! A property's value is of interest only to the seller and buyer. For the 95% just enjoying Spain's lifestyle it is academic. The only winners when prices are low are you the buyers.
